A privately owned property investment group is looking to appoint a Property Accountant to its Brisbane based finance team.
The organisation owns and actively manages a substantial property portfolio across the eastern seaboard, with a particular focus on retail assets. With property management capability sitting internally, finance works closely with the broader property team across leasing, asset performance, tenant matters and financial reporting.
This is a close-knit environment where you'll have visibility across the portfolio and work directly with experienced property and finance professionals.
The Role
Reporting to the Property Finance Manager, you'll take ownership of the accounting and financial reporting for a portfolio of retail properties.
This is a true property accounting position, with exposure across the full lifecycle of the assets - from monthly reporting and lease accounting through to budgets, tenant outgoings, forecasting and property performance.
You'll also work closely with a Senior Property Accountant, with the team looking to continue improving its systems and processes.
Key responsibilities include:
- Preparing monthly, quarterly and year-end reporting across your property portfolio
- Managing month-end, including accruals, reconciliations and management accounts
- Reviewing rent rolls and ensuring accurate tenant billings
- Maintaining lease and tenancy information within the property management system
- Working closely with Property and Leasing Managers on tenant and property matters
- Preparing annual property budgets across income, expenditure and capital
- Completing periodic forecasts and providing variance commentary
- Preparing annual tenant outgoing estimates and completing year-end outgoings reconciliations
- Reviewing tenant recoveries and ensuring costs are appropriately allocated
- Supporting debtor reviews, tenant reconciliations and property-related queries
- Assisting with audit, tax and compliance requirements
- Providing analysis and commentary around property performance
- Contributing to improvements across systems, reporting and finance processes
About You
You'll already have experience within property accounting and, importantly, understand the nuances of a retail property portfolio.
Retail experience is particularly important given the complexity around leases, tenant recoveries, outgoings and differing legislative requirements across jurisdictions.
You'll ideally bring:
- 2-3+ years' relevant property accounting experience
- Previous exposure to retail property accounting
- Strong month-end and property financial reporting experience
- Experience preparing property budgets, forecasts and variance analysis
- Confidence interpreting leases and understanding their accounting implications
- Experience with tenant outgoings and recoveries
- Strong Excel capability
- Excellent attention to detail and an ability to manage multiple deadlines
- Strong communication skills and confidence working with Property Managers and other stakeholders
- A proactive approach to improving processes and ways of working
